Realized prices of dwellings during the summer slowed down the growth rate, quarter-on-quarter by half
The growth in the realized prices of all dwellings in Slovakia, as well as the new and the existing, was identical in the 3rd quarter, namely by 14.5%. Among the eight regions of the SR, the price growth of all dwellings exceeded the 20% threshold only in Trnavský kraj.
In the third quarter of 2022, realized prices of dwellings were higher by 14.5% than in the corresponding period a year ago. After six quarters of increasing year-on-year growth rates, dwellings' prices rose more slowly in the third quarter.
Prices of the new and the existing dwellings rose at the same rate by 14.5% year-on-year.

Quarter-on-quarter (compared to the 2nd quarter of 2022), realized prices of all dwellings increased by 2.8%, while the prices of existing dwellings rose more significantly by 4.2%. Prices of the new dwellings increased only slightly by 0.6% quarter-on-quarter.
In a long-term comparison, current realized prices of dwellings were higher than the average during 2010 (base index) by 86.6%. A more significant growth was reflected in the existing dwellings, while their prices rose by almost 100% in the long term. Prices of new dwellings increased by 64% over eleven years.
Price growth in the SR regions
From the 2nd quarter of 2022, the Statistical Office of the SR has extended the outputs to include realized prices of dwellings at the level of individual regions. It thus responds to users' demand for data on the situation in the regions of the SR. The extension of data provision enabled the transition to a higher quality and more extensive data source, statistics on prices from stores registered directly in the cadastre of real estate have been currently processed.
A year-on-year price increase of prices of all dwellings, regardless of age, was reflected in all eight regions of the SR. Most significantly in Trnavský kraj, where, as the only region, realized prices of dwellings slightly exceeded the 20% treshold. However, growth did not exceed 10% in any region.
A more significant year-on-year increase was recorded earlier in realized prices of existing dwellings, where they exceeded a 20% growth in only four regions. Prices rose the most again in Trnavský kraj by 24.8%. Similarly, new flats and apartment blocks grew only in two regions. On the contrary, the only decrease was recorded in the case of new properties, namely in the Nitra region by 2%.

In the third quarter of 2022, a quarter-on-quarter increase in realized prices of all dwellings was recorded in six regions, but only in Trnavský kraj was it close to a growth of 10%. The situation was more significant in two regions, in Nitriansky and Žilinský kraj, prices began to fall. Existing dwellings kept price growth below 10% in seven regions, while Žilinský kraj recorded a decrease of 6.3%. Prices of new dwellings grew quarter-on-quarter in six regions in the range of 3% to 6%, but fell by 1.2% in Bratislavský kraj and even by 7.1% in Banskobystrický kraj.
